The redevelopment of Birchwood Shopping Centre was driven by a clear ambition: to transform a busy community retail hub into a modern, vibrant, and versatile destination while ensuring all businesses remained operational throughout the construction process.

The project involved demolition of key areas and the construction of new high-quality retail, health, office, and residential accommodation, creating a significantly enhanced and future-ready development footprint. Working at the heart of a fully live shopping centre required meticulous planning, continuous communication, and careful sequencing. Our team was proud to be appointed to bring Lincolnshire Co-operative’s vision to life.

Project Overview

Situated four miles from Lincoln city centre, Birchwood Shopping Centre is an important commercial hub for the local community. The redevelopment included complete demolition in key precinct areas, followed by comprehensive new-build and refurbishment works:

  • New retail units
  • Health and community service spaces
  • First-floor office accommodation
  • Residential apartments
  • Remodelling and alterations to the Co-op Food Store
  • Improved parking and public access

All works were carefully phased to maintain pedestrian routes and ensure uninterrupted trading for tenants throughout the 104-week programme.

Building a modern, mixed-use retail and residential development in a live shopping centre presented unique challenges:

  1. Live Environment: Maintaining trading and safe pedestrian access throughout the 104-week programme required careful phasing and constant coordination with tenants.
  2. Structural Complexity: Demolition and integration of new-build elements with retained structures demanded innovative engineering solutions, including temporary scaffold propping to support active retail units.
  3. Stakeholder Coordination: Regular communication with tenants, consultants, and local authorities was essential to manage access, safety, and programme requirements.
