Gelder Group has commenced work on a £6 million housing development in Arnold, Nottinghamshire, which will transform the former Leivers Court care home site into modern, affordable accommodation, including much-needed supported housing for young people.

Appointed as main contractor by Nottingham Community Housing Association (NCHA), Gelder Group is delivering the redevelopment on Douro Drive, with completion scheduled for autumn 2027.  The project will provide 30 new homes, including 22 one-bedroom supported living apartments designed to help young people develop the skills, confidence and independence needed to live successfully in their own homes. A further eight affordable homes, comprising six two-bedroom and two three-bedroom houses, will also be delivered. Designed by Pelham Architects, the development will include 24 one-bedroom flats, two of which will be adapted to provide a staff office and communal hub, alongside the eight houses.

The former residential care home, which was deemed no longer fit for purpose, has now been demolished, with construction works getting underway to bring the site back into productive use. The new development has been designed to complement the surrounding residential neighbourhood while providing modern, comfortable and energy-efficient accommodation. The apartments are designed to achieve an EPC B energy rating, with the houses targeting EPC A.

Steve Gelder, CEO of Gelder Group, commented:

We are particularly pleased to be involved in a project that combines investment in affordable homes with a strong social purpose. We look forward to working collaboratively with our partners to bring the redevelopment of Leivers Court to completion in Autumn 2027.

The project is being delivered by NCHA in partnership with Nottinghamshire County Council, with support from Gedling Borough Council, Homes England and the East Midlands Combined County Authority (EMCCA).

Fran Cropper, Assistant Director of Development and Sales at NCHA, welcomed the start of construction, highlighting the importance of providing sustainable, high-quality homes that will give young residents a supportive environment in which to build their independence.
